MUSIC BOX is a new room4rent project with 161 serviced apartments in the 10th District of Vienna, at Bloch-Bauer Promenade 19, south of the Central Station and close to Helmut-Zilk Park. Due to its proximity to the city center and prominent location in the “Sonnwendviertel”, the eleven storey building is an attractive venue for leisure time activities and social interaction between residents and the local community of the area. Thus, it is particularly also the networking and synergy opportunities which are a focal point in this project.
Tenants can choose among five categories, ranging between 25 sqm and 54 sqm, comprising one or two rooms - all commission-free. Each unit provides high-quality standards with a fully-fitted kitchen, including microwave oven and dish washer, as well as almost all of them have a private outdoor space. A special feature of the building is the public roof garden which offers additional open space. As at all room4rent projects, it will be possible to book additional services at the MUSIC BOX as well.
In addition to the in-house services, such as the concierge and small caterers, the public areas on the ground floor also offer local services and information. With its good soundproofing, the basement offers manifold usage opportunities, in particular with regard to music. Moreover, the project’s open space concept has a special focus on the adjacent public areas which can also be used by MUSIC BOX residents. As usual in room4rent developments, the MUSIC BOX will also provide additional amenities, such as fitness & wellness areas with sauna & steam bath, laundry and cleaning services. In a nutshell: MUSIC BOX offers the opportunity to live, work, and spend your leisure time – practically all at your fingertips.
The site is near the Belvedere quarter, which faces the 3rd and 4th districts of Vienna, located at the “Arsenalsteg” in the Sonnwendviertel. Once completed, building developments on the 110 hectares of the former Südbahnhof freight train station grounds will ultimately accommodate about 15,000 residents. In addition, 550,000 sqm of office area will provide working space for 20,000 people. MUSIC BOX is right in the center of this area and connects to Arsenalsteg, a pedestrian and bicycle path connecting the 3rd and 10th Viennese districts.
The location benefits from excellent connectivity: Subway line U1 (Keplerplatz station or Central Station) are within walking distance, as are local bus and tram lines. The Central Station is an important international and regional hub and the Vienna airport is within easy reach, both by car and public transportation. Access to the building is from the traffic-calmed Bloch-Bauer-Promenade.
MUSIC BOX is a project of Österreichisches Siedlungswerk Gemeinnützige Wohnungsaktiengesellschaft (ÖSW), developed in cooperation with two partners, i.e., heri&salli Architekten and Carla Lo Landschaftsarchitektur. It is to be completed in the fall of 2021.
